Dubai Golden Visa 2026: Husband and Wife Can Combine Property Again — Requirements, Costs & FAQ
Dubai is accepting husband-and-wife property portfolio merging again. From October 2026, a married couple whose property shares together reach AED 2 million can again get the 10-Year Golden Visa, and a couple whose shares reach AED 1 million can again get the 5-Year Retirement Visa (main applicant 55+). One spouse holds the visa and sponsors the other. This reverses the 14 July 2026 change, when each applicant had to hold the full amount alone. Government fees are AED 9,421 for a Golden Visa holder and AED 4,137 for the dependent spouse. This update comes from the applications our team filed in October 2026, not from a press release.

⚡ Quick answer: can a husband and wife combine property for a Dubai visa?
Yes, again. Since October 2026, Dubai accepts a married couple's combined property for the property-linked residence visas. A husband and wife who each own AED 1 million of a jointly owned AED 2 million apartment can get one 10-Year Golden Visa: one spouse is the visa holder, the other is sponsored as a dependent for the same ten years. The same logic applies to the 5-Year Retirement Visa at AED 1 million combined, as long as the main applicant is 55 or older. It applies to legally married spouses only, and every file is still approved case by case.
🗓️ What changed: July 2026 to October 2026
The rule on combining shares has moved twice this year. Here is the timeline we have seen in our own files.
💑 How husband-and-wife merging works
Merging means the Dubai Land Department looks at the couple's property together, not at each spouse's share alone. If the combined value reaches the threshold, one spouse becomes the main visa holder and sponsors the other as a dependent. Both live in the UAE on the same visa term.
- Jointly owned property: one Title Deed with both names. This is the clearest case.
- Separate properties: one in the husband's name, one in the wife's. These are being counted together too, after a case-by-case check.
- Mix of both: a joint apartment plus a property in one spouse's name can be added up.
- Marriage proof: an attested marriage certificate links the two owners.
Example 1: a jointly owned AED 2 million apartment
| Owner | Share |
|---|---|
| Husband | AED 1,000,000 |
| Wife | AED 1,000,000 |
| Combined | AED 2,000,000 |
Result: one 10-Year Golden Visa (for example, the husband) and the wife sponsored as his dependent for ten years. Government fees: AED 9,421 + AED 4,137 = AED 13,558.
Example 2: two properties in two names
The husband owns an apartment valued at AED 1.2 million; his wife owns a studio valued at AED 900,000. Combined: AED 2.1 million. Under the current practice the couple can apply for one Golden Visa, after we check both Title Deeds, the DLD valuations and the marriage certificate.
Example 3: a retired couple at AED 1.2 million
A husband aged 60 and his wife aged 52 own a AED 1.2 million villa 50/50. The husband applies for the 5-Year Retirement Visa (he meets the 55+ age test, and the combined AED 1.2 million meets the AED 1 million test). His wife is sponsored as a dependent; her age does not matter.
One visa plus a dependent, or two separate visas?
A combined AED 2 million gives one Golden Visa, not two. For two separate Golden Visas, each spouse needs AED 2 million in their own right, for example a 50/50 property worth AED 4 million. In most families, one visa plus a sponsored spouse is also cheaper: AED 13,558 against AED 18,842 for two separate Golden Visas, because the DLD fee of AED 5,284 is paid once.
✅ Who can merge, and who cannot
| Co-owners | Can they combine shares? |
|---|---|
| Husband and wife (legally married) | Yes, from October 2026 |
| Parent and child | No, each owner on their own share |
| Brothers and sisters | No, each owner on their own share |
| Business partners or friends | No, each owner on their own share |
| One person, several properties | Yes, always allowed |
🏠 The three property visas after the change
| Visa | Property value | Married couple can combine? | Valid for |
|---|---|---|---|
| 10-Year Golden Visa | AED 2M or more | Yes | 10 years |
| 5-Year Retirement Visa | AED 1M or more · main applicant 55+ | Yes | 5 years |
| 2-Year Investor Visa | No minimum (one owner or a married couple) · AED 400K per owner (other co-owners) | Yes, any value | 2 years |
10-Year Golden Visa: AED 2 million
Property worth AED 2 million or more by Dubai Land Department value, ready or off-plan, mortgaged or fully paid, with no minimum down payment. Any age, no police clearance, and the holder can sponsor a spouse, children and parents. A Golden Visa holder can take a MoHRE work permit.
5-Year Retirement Visa: AED 1 million, main applicant 55+
Combined property worth AED 1 million or more; the spouse who applies must be 55 or older on the date of application. No proof of retirement income is asked for on the property route. The main holder cannot take a work permit on this visa; a sponsored spouse can.
2-Year Property Investor Visa: its own rule
One owner on the Title Deed, or a husband and wife who own it together: no minimum value. The couple counts as one owner, so the AED 400,000 rule does not apply to them: one spouse takes the visa and sponsors the other, whatever each share is worth. Other co-owners (siblings, friends, business partners): each applicant's share must be more than AED 400,000. A couple with, for example, an AED 900,000 apartment 50/50 qualifies, and so does a couple with a small studio. This route needs a police clearance certificate, a DLD property block and a special licence; the main holder cannot take a work permit on it.

📄 Documents for a husband-and-wife application
- 1Title Deed (ready property) or Oqood (off-plan) for every property being counted
- 2Marriage certificate: UAE-issued, or attested abroad (notary → home Foreign Ministry → UAE Embassy → UAE MOFA)
- 3Passport copy and a recent photo of both spouses
- 4Emirates ID and current visa copy, if already in the UAE
- 5For children: passport, photo and attested birth certificate
- 6For the 2-Year Investor route: police clearance certificate (PCC)
The SPA (Sale and Purchase Agreement) is not accepted on its own: it is only a preliminary document. A bank NOC is no longer needed for mortgaged property (details here). Need the marriage certificate attested? We handle MOFA attestation too.
🗺️ How to apply as husband and wife: 9 steps

I am Razeeb Zainudheen Abdulla, founder and CEO of FamilyVisa.ae (800 DOCS LLC SOC). Our team files property visa applications with the Dubai Land Department and immigration every week, so we see rule changes in live cases before they appear anywhere else. We reported the July 2026 stop on merging the day it reached our files, and we are reporting its return the same way: from applications our team filed in October 2026. Where a point is still decided case by case, this guide says so.

❓ Frequently asked questions
1. Can a husband and wife combine property for the Dubai Golden Visa in 2026?
Yes. Since October 2026 Dubai again accepts a married couple's combined property for the 10-Year Golden Visa. If the husband's and wife's shares together reach AED 2 million, one spouse applies as the Golden Visa holder and sponsors the other as a dependent. The marriage certificate must be attested, and each case is still approved by the authorities.
2. When did husband-and-wife portfolio merging stop, and when did it come back?
Merging was stopped on 14 July 2026, when each applicant had to hold the full threshold in their own name. From October 2026 our team has had married couples' combined portfolios accepted again for property visa applications.
3. Is this an official change or only practice?
It is what we see in live applications: in October 2026 FamilyVisa.ae filed applications in which a husband's and wife's property shares were combined and accepted. No public circular had been published when this article was written, so every case is checked before filing.
4. Does merging give both husband and wife their own Golden Visa?
No. A combined AED 2 million portfolio gives one Golden Visa holder, and the other spouse is sponsored as a dependent for the same ten years. For two separate Golden Visas, each spouse needs AED 2 million in their own right, for example a 50/50 property worth AED 4 million or more.
5. Can brothers, sisters, parents or business partners combine their shares?
No. The acceptance applies to legally married husbands and wives only. Other co-owners are assessed on their own share: AED 2 million each for the Golden Visa, AED 1 million each for the Retirement Visa, and AED 400,000 each for the 2-Year Investor Visa.
6. Can we combine two properties, one in the husband's name and one in the wife's name?
Often yes, but it is reviewed case by case. Jointly owned property is the clearest case. Separate title deeds in each spouse's name are also being considered together; we check the title deeds, valuations and marriage certificate before filing.
7. What is the minimum property value for the Dubai Golden Visa?
AED 2 million in qualifying Dubai property, by Dubai Land Department value. Properties held by the applicant can be added together, and since October 2026 a spouse's share can be counted again.
8. Can a married couple combine property for the 5-Year Retirement Visa?
Yes. The couple's combined property must reach AED 1 million, and the spouse who applies as the main holder must be 55 or older. The younger spouse can be sponsored as a dependent at any age.
9. Does merging apply to the 2-Year Property Investor Visa?
Yes, and here the rule is simplest: no minimum value if the property is in one name or owned by a husband and wife together. A married couple counts as one owner, so the AED 400,000 per-owner rule does not apply to them, and one spouse sponsors the other on a property of any value. The AED 400,000 per-owner rule applies only when other people co-own the property.
10. How much does the Dubai Golden Visa through property cost in 2026?
Government fees for the main applicant are AED 9,421: AED 5,284 DLD and admin fees, AED 2,710 immigration and visa, AED 1,154 Emirates ID for 10 years and AED 273 medical fitness. FamilyVisa.ae's service fee is separate.
11. How much is the Golden Visa for a wife or husband as a dependent?
AED 4,137 for an adult dependent: AED 2,710 immigration and visa, AED 273 medical and AED 1,154 Emirates ID.
12. How much is the Golden Visa for a child?
AED 3,864 per child under 18: AED 2,710 immigration and visa and AED 1,154 Emirates ID. Children under 18 do not take the medical test.
13. What is the total Golden Visa cost for a husband, wife and one child?
AED 17,422 in government fees (AED 9,421 + AED 4,137 + AED 3,864), plus the one-time Golden Visa family file opening of AED 283, so AED 17,705 in total.
14. Is it cheaper for a couple to take one Golden Visa and sponsor the spouse?
Yes. One Golden Visa plus a dependent spouse costs AED 13,558 in government fees, against AED 18,842 for two separate Golden Visas, because the DLD fee of AED 5,284 is paid only once.
15. How much does the 5-Year Retirement Visa cost?
AED 6,311 for the main applicant (AED 3,124 DLD and admin, AED 2,260 immigration, AED 654 Emirates ID for 5 years, AED 273 medical). An adult dependent is AED 3,187 and a child AED 2,914.
16. How much does the 2-Year Property Investor Visa cost?
AED 9,834 for the main applicant. It includes a police clearance certificate (AED 220), DLD block and recommendation (AED 2,020), DLD licence (AED 4,041) and establishment card (AED 575), which the Golden and Retirement routes do not have.
17. What do investor-visa dependents cost?
From outside the UAE: AED 1,489 per adult and AED 1,216 per child. From inside the UAE (with change of status): AED 2,814 per adult and AED 2,541 per child.
18. Is there a deposit for 2-Year Investor Visa dependents?
A refundable security deposit of AED 3,000 per dependent can be asked for on the 2-Year Investor route. It is refundable and is not part of the government fee estimate.
19. Is the family file opening fee charged for every family member?
No. It is a one-time fee per sponsor: AED 283 for a Golden Visa holder and AED 203 for Retirement and Investor visa holders. If the sponsor already has a family file, it is not charged again.
20. What documents does a married couple need to combine property?
The Title Deed (ready property) or Oqood (off-plan) for every property being counted, both spouses' passport copies and photos, and the marriage certificate. A marriage certificate issued outside the UAE must be attested: notary, the home Foreign Ministry, the UAE Embassy in that country, then UAE MOFA.
21. Is the SPA enough to apply?
No. The Sale and Purchase Agreement is only a preliminary document. The Dubai Land Department needs the registered Title Deed or Oqood.
22. Can mortgaged or off-plan property be combined?
Yes. Mortgaged and off-plan property registered with the Dubai Land Department can count, and no minimum down payment is required for the visa. A bank NOC is no longer needed for mortgaged property.
23. Is medical insurance required for a property visa?
No. Medical insurance is not a requirement for the Golden Visa, the Retirement Visa or the 2-Year Investor Visa. Some agencies bundle a policy because they earn a commission on it; health cover is a personal choice.
24. Can the Golden Visa holder and the dependent spouse work in the UAE?
A Golden Visa holder can take a MoHRE work permit. On the 2-Year Investor and 5-Year Retirement visas the main holder cannot take a work permit, but sponsored family members can.
25. Can a wife be the main applicant and sponsor her husband?
Yes. Either spouse can be the main applicant. For the Retirement Visa, choose the spouse who is 55 or older.
26. Do children need a medical test or biometrics?
Children under 18 do not take the medical fitness test. Emirates ID biometrics start from age 15.
27. Does our existing visa change if we already merged before July 2026?
Visas already issued stay valid until their expiry. At renewal, a married couple can again rely on their combined portfolio, as long as the property is still held.
28. How long does the process take?
Usually 7 to 14 working days for the Golden or Retirement Visa from documents to Emirates ID, and 10 to 18 working days for the 2-Year Investor Visa. Dependents are added after the main visa is issued.
