The 2-Year Property Investor Visa (also called the Dubai property investor visa or 2-year property visa) is the UAE residence visa for Dubai property owners whose property is worth less than AED 2 million — the Golden Visa threshold. There is no minimum property value; if the property has more than one owner, each owner's share must be worth more than AED 400,000. Government fees are AED 9,834 for the main applicant, the visa is issued in 10–18 working days, 100% online, and it is renewed every two years for as long as you own the property. It is the only property route that needs a Police Clearance Certificate (PCC), a DLD property block and a special-purpose licence, and it is an investor residence, not a work visa: the main applicant cannot take a MoHRE work permit on it, although sponsored family members can. Dubai has three property-based residence visas, and the property value decides the route. This article covers the 2-year route; the other two have their own guides.
Simple rule: AED 2M or more → Golden Visa. Below AED 2M → 2-Year Investor Visa. Aged 55 or over with AED 1M or more → also compare the 5-Year Retirement Visa.
✅ Dubai property investor visa requirements: who qualifies?
- Property below AED 2 million — the standard route when your investment is under the Golden Visa threshold. There is no minimum property value: a studio qualifies.
- Property in your name. If the property has more than one owner, each owner's share must be worth more than AED 400,000 — shares cannot be merged, and every owner applies separately.
- Ready or off-plan property — both qualify, with the correct registered Dubai Land Department document (Title Deed or Oqood).
- Any nationality, any age. You can apply from inside or outside the UAE.
💼 Can I work on the 2-Year Property Investor Visa?
The 2-Year Investor Visa is an investor residence, not an employment visa. As the main applicant you cannot obtain a MoHRE work permit on it — the Ministry of Human Resources and Emiratisation does not issue work permits to holders of the 2-year property investor visa (the same applies to the 5-Year Retirement Visa). Your sponsored spouse and children can take a MoHRE work permit on their dependent visa and work for any UAE employer. If you plan to be employed yourself, the 10-Year Golden Visa (property worth AED 2M or more) does allow a MoHRE work permit.
🏥 Is medical insurance required for the 2-Year Property Investor Visa?
No. For the visa itself, medical insurance is not required. It is not on the document list, it is not uploaded at any of the 15 steps below, and no insurance certificate is asked for before the 2-year property investor residence is stamped. The only health-related step in the process is the medical fitness test (AED 273). Health cover for day-to-day life in Dubai is a separate, personal decision — sensible to have, but it is not a condition of this visa.

Is the SPA enough for a property visa?
No. The Sales and Purchase Agreement is the developer's purchase contract, not the official Dubai Land Department ownership record, so it does not replace the registered document. Once the property is registered with the DLD, an off-plan property is evidenced by the Oqood and a ready property by the Title Deed. The SPA alone is only a preliminary purchase document for this visa.

👨👩👧 Family visa cost under the 2-Year Investor Visa
You can sponsor your spouse and children once your investor residence is issued, for the same two years. The government fee per family member depends on two things: whether they are already inside the UAE or still abroad, and whether they are an adult (18+, medical test required) or a child (no medical test).
A child costs AED 273 less than an adult because children do not take the medical test. Applying while the family is still abroad is cheaper because the entry permit issued outside the country costs less and there is no change of status. A one-time family file opening fee of AED 203 is added with the first family application, and marriage or birth certificates issued abroad must be MOFA-attested.

⏱️ How long does the Dubai property investor visa take?
10–18 working days from documents to Emirates ID. The police clearance, the DLD block and special-purpose licence and the establishment card are the extra stages the Golden and Retirement routes do not have, which is why this route takes a few days longer. What can add time: a passport with less than six months' validity, an existing UAE visa that must be cancelled or changed first, a first-time applicant who must give fingerprints in person, and public holidays.

18. Can I work in a company with the 2-Year Investor Visa?
Not as an employee: MoHRE does not issue a work permit to the holder of a 2-year property investor visa (or a 5-year retirement visa). Your sponsored spouse and children can obtain a MoHRE work permit on their dependent visa. If you need a work permit yourself, the 10-Year Golden Visa allows it.
19. What is the difference between the 2-Year Investor Visa and the Golden Visa?
Property value and validity: the Investor Visa is for property under AED 2 million (no minimum) and lasts 2 years; the Golden Visa needs AED 2 million or more, lasts 10 years, skips the police clearance and allows a MoHRE work permit.
20. Is medical insurance required for the 2-Year Property Investor Visa?
