The 5-Year Retirement Visa (also called the Dubai retirement visa for property owners or the 5-year property visa) is the UAE residence visa for people aged 55 or over who own Dubai property worth AED 1 million or more. It sits between the 2-Year Investor Visa and the 10-Year Golden Visa: five years at a time, renewable, no police clearance certificate, no DLD property block and no special-purpose licence. Government fees are AED 6,311 for the main applicant, the visa is issued in 7–14 working days, 100% online, and your spouse and children can be added for the same five years. 🧭 Which property visa is yours?

Dubai has three property-based residence visas, and your age and the property value decide the route. This article covers the 5-year retirement route; the other two have their own guides.

Simple rule: AED 2M or more → Golden Visa. Below AED 2M → 2-Year Investor Visa. Aged 55 or over with AED 1M or more → the 5-Year Retirement Visa is normally the better option: five years instead of two, no police clearance, and lower government fees.

✅ Dubai retirement visa requirements for property owners: who qualifies?

  • Age 55 or over at the time of application. Under 55? The retirement route does not apply — see the 2-Year Investor Visa (under AED 2M) or the 10-Year Golden Visa (AED 2M or more).
  • Property worth AED 1 million or more, held in your own name. Several properties registered in your name can be added together; a co-owner's share cannot be added to yours (rule since 14 July 2026), so a couple who hold one AED 1.2M villa 50/50 each own AED 600,000 and neither qualifies on it.
  • Ready or off-plan property — both qualify, with the correct registered Dubai Land Department document (Title Deed or Oqood). No minimum payment is required on the property.
  • Any nationality. You can apply from inside or outside the UAE. No proof of retirement is asked for — the document list is the Title Deed or Oqood, your passport and a photo.

Two tests, both in your own name: the age test (55+) and the value test (AED 1M+). If you pass both, the Retirement Visa beats the 2-Year Investor Visa on every point that matters — validity, fees and paperwork. 💼 Can I work on the 5-Year Retirement Visa?

The Retirement Visa is a retirement residence, not an employment visa. As the main applicant you cannot obtain a MoHRE work permit on it — the Ministry of Human Resources and Emiratisation does not issue work permits to holders of the 5-year retirement visa (the same applies to the 2-Year Investor Visa). Your sponsored spouse and children can take a MoHRE work permit on their dependent visa and work for any UAE employer. If you want to be employed yourself and your property is worth AED 2M or more, the 10-Year Golden Visa does allow a MoHRE work permit.

🏥 Is medical insurance required for the 5-Year Retirement Visa?

No. For the visa itself, medical insurance is not required. It is not on the document list, it is not uploaded at any of the 11 steps below, and no insurance certificate is asked for before the 5-year retirement residence is issued. The only health-related step in the process is the medical fitness test (AED 273). Health cover for day-to-day life in Dubai is a separate, personal decision — sensible to have, but it is not a condition of this visa.

Why some agencies tell you otherwise: a number of agencies and typing centres bundle a medical insurance policy with the retirement visa and present it as compulsory. It is not — they earn a commission on every insurance policy they sell, on top of the visa service fee. If you are told the visa "cannot be processed without insurance", that is a sales pitch, not a government rule. Buy insurance only if you want it, from any insurer you choose, at any time — never as a condition of the visa.

That is the whole list — no police clearance certificate, no bank letter, no insurance. Digital copies are enough to start: send them on WhatsApp. No couriers, no office visits.

Is the SPA enough for a property visa?

No. The Sales and Purchase Agreement is the developer's purchase contract, not the official Dubai Land Department ownership record, so it does not replace the registered document. Once the property is registered with the DLD, an off-plan property is evidenced by the Oqood and a ready property by the Title Deed. The SPA alone is only a preliminary purchase document for this visa.

For comparison, the 2-Year Investor Visa costs AED 9,834 for two years and the Golden Visa AED 9,421 for ten — the Retirement Visa is the lowest government fee of the three property routes, because it has no police clearance, no DLD property block, no special-purpose licence and no establishment card.

A child costs AED 273 less than an adult because children do not take the medical test. A one-time family file opening fee of AED 203 is added with the first family application, and marriage or birth certificates issued abroad must be MOFA-attested. ⏱️ How long does the Dubai retirement visa take?

7–14 working days from documents to Emirates ID. The Retirement Visa is faster than the 2-Year Investor Visa because there is no police clearance, no DLD property block and no licence stage: DLD verification, immigration pre-approval, medical and Emirates ID are the only stations. What can add time: a passport with less than six months' validity, an existing UAE visa that must be cancelled first, a first-time applicant who must give fingerprints in person, and public holidays.

9. What happens if I am under 55?

The retirement route does not apply. Check the 2-Year Property Investor Visa (property under AED 2 million, no minimum) or the 10-Year Golden Visa (AED 2 million or more).

10. What if my property is worth AED 2 million or more?

Compare the 10-Year Golden Visa: ten years instead of five, no age condition, and it allows a MoHRE work permit. The Retirement Visa remains cheaper in government fees (AED 6,311 against AED 9,421).

11. Do I have to cancel my current UAE residence?

If you already hold a UAE residence visa, it is cancelled before the new retirement residence is completed. First-time applicants skip this step.

12. Is a medical fitness test required?

Yes, for every applicant aged 18 or over: blood test and chest X-ray at an approved centre. Children do not take the test.

13. Can I sponsor family members?

Yes. Your spouse and children can be sponsored after your residence is issued, for the same five years, subject to the UAE family sponsorship rules.

14. How much are the government fees?

Five years. Renewal is normal as long as you still meet the age, property and immigration requirements at the time of renewal.

17. Can I work in a company with the 5-Year Retirement Visa?

Not as an employee: MoHRE does not issue a work permit to the holder of a 5-year retirement visa (or a 2-year property investor visa). Your sponsored spouse and children can obtain a MoHRE work permit on their dependent visa. If you need a work permit yourself, the 10-Year Golden Visa allows it.

18. Do I need to be retired to apply?

No. The conditions are age (55+) and property (AED 1M+ in your own name); a retirement letter or proof of having stopped working is not part of the document list.
