UAE Golden Visa Renewal (2026): Steps, Cost, Documents, Conditions per Route — and What Happens If Your Property, Salary or Deposit Changed
Golden Visa renewal in the UAE is not a formality: you apply again on the same route and prove that you still meet its condition — the property, the salary, the company or the deposit. The holder and every adult family member take a new medical test, everyone gets a new Emirates ID, and the government fees are close to the first issue: about AED 4,137 for the main applicant on most routes and for each adult dependent, AED 3,864 for each child under 18. This guide covers when to renew, the steps, the cost, the conditions for each route, what to do if your situation changed, and how your family is renewed.

🔁 Is the UAE Golden Visa renewed automatically?
Not in practice. ICP describes the Golden residence as renewable and without a sponsor, but the renewal is a new application: GDRFA (Dubai) or ICP (other emirates) checks your route again, as at the first issue. If you still qualify, you receive a new residence — usually for another 10 years — and your family is renewed on it.
📅 When should I renew my Golden Visa?
One to two months before the expiry date. That leaves time for the medical result, a property valuation or bank NOC, and your family's renewals, which follow yours. Check the expiry date on your Emirates ID or on the ICP app; family members on your file usually expire with you.
✅ What are the Golden Visa renewal conditions for each route?
The rule is simple: the condition you qualified on must still be true on the renewal date.
| Route | What must still be true at renewal | Fresh proof |
|---|---|---|
| Property owner | Property of AED 2 million or more in your name, alone or combined | Title deed (or Oqood), current valuation; bank NOC if mortgaged |
| Manager by salary | AED 30,000 basic salary, more than 2 years in the same company, company with more than 20 employees, graduate degree, manager designation | MOHRE contract, salary certificate, attested degree |
| Company owner | Company capital or your share of AED 2 million | Licence, MOA, audited accounts |
| Fixed deposit | AED 2 million still deposited in a UAE bank | Bank deposit letter |
| Talents and professionals | Still working in the field, with the authority's support | Current nomination or approval |
Route details: property owners, managers, company owners, fixed deposit and special talents.
⚠️ What if my property, salary or deposit changed?
Can I renew a property Golden Visa if I sold the property?
The qualifying property is locked by the Dubai Land Department while the visa is valid, so a sale only goes through after you switch the visa to another property of AED 2 million or more, or cancel the visa. If you switched, you renew on the new property. If you cancelled, you apply for a new Golden Visa when you buy again. Full steps: selling property on a Golden Visa.
What if my property is now valued below AED 2 million?
The property route is checked against the current valuation. You can add a second property to reach the threshold, renew on another route, or move to the 2-year property investor visa, which accepts property of any value and still lets you sponsor your family.
Can a manager renew after changing jobs or a salary cut?
The manager route is checked again at renewal: AED 30,000 basic salary, more than 2 years in the same company, more than 20 employees, a graduate degree and a manager designation. A recent move or a lower basic salary can mean you no longer qualify on that route; GDRFA or ICP decide case by case. Your current visa stays valid until it expires, so use the time to switch: property, company, deposit, or a Green Visa.
What if I withdrew the fixed deposit or sold my company share?
The deposit or the shareholding is the condition of that route, so it must be in place on the renewal date. Without it, renew on another route or move to another residence before expiry.
🪜 How do I renew my Golden Visa? Step by step

Can I renew my Golden Visa from outside the UAE?
You can start online, but the medical test and biometrics are done in the UAE, so plan to be here for the renewal. Golden Visa holders do not lose the visa for staying abroad more than six months, which makes timing easier.
💰 How much does Golden Visa renewal cost?
Use the first-issue government fees as the reference — immigration, a new Emirates ID and the medical test:

| Family on the file | Reference government fees |
|---|---|
| Holder only | AED 4,137 |
| Holder + spouse | AED 8,274 |
| Holder + spouse + 2 children under 18 | AED 16,002 |
| Holder + spouse + 2 children + 2 parents | AED 24,276 |
First-issue fees as paid by FamilyVisa.ae on 15 October 2026. At first issue the property route costs AED 9,421 because of the Dubai Land Department fee; whether a DLD fee applies to your renewal is shown in the system. Insurance and attestation are extra. The ICP or GDRFA system amount is final. See Golden Visa cost.
Is it cheaper to renew online or at an Amer centre?
| DIY online (ICP / GDRFA) | Amer centre / typing centre | |
|---|---|---|
| Government fee | System amount | System amount + typing charge |
| File check | You | Typist |
👪 How do I renew my family's Golden Visas?
Renew yours first, then each family member on your new residence. Each one is a separate application with its own fee and Emirates ID; adults also take the medical test.
Full rules for dependents: Golden Visa for family dependents.
What happens to my family if I do not renew?
Their residence depends on yours. If your Golden Visa is not renewed or is cancelled, the family must be renewed on a new visa of yours, moved to another sponsor or cancelled. Plan this before your expiry date.
⏳ What happens if my Golden Visa expires?
Golden Visa holders get a longer grace period than employees — up to 180 days. After the grace period, the overstay fine is AED 50 a day. The Emirates ID has its own late fine: AED 20 a day after 30 days, up to AED 1,000. Check any fine with our visa fine check guide and read the grace period guide.
Can I still renew after expiry?
Usually yes, within the grace period and once any fine is settled — provided you still meet your route. Renewing late only adds fines, so start before the expiry date.
🔄 What changed? Old rules vs 2026
| Topic | Before | Now (2026) |
|---|---|---|
| Property route | About AED 5,000,000 for a 5-year visa (2019 rules) | AED 2 million for a 10-year Golden Visa |
| Mortgaged / off-plan property | Often not accepted | Accepted (mortgage needs a bank NOC) |
| Manager salary rule | Salary-based professional route | AED 30,000 basic salary, more than 2 years in the same company, more than 20 employees |
| Children on the file | Sons up to the normal age limit | Sons and daughters regardless of age |

❓ Frequently asked questions
1. Is the UAE Golden Visa renewed automatically?
Not in practice. You apply again on the same route, show that you still meet its condition, take a new medical test and give biometrics for a new Emirates ID.
2. How much does Golden Visa renewal cost?
Use the first-issue amounts as the reference: about AED 4,137 for the main applicant on most routes and for each adult dependent, and AED 3,864 for each child under 18. The amount shown in the ICP or GDRFA system when you apply is final.
3. When should I renew my Golden Visa?
Start one to two months before the expiry date. That leaves time for the medical test, a bank NOC or valuation if needed, and your family's renewals.
4. What do I need to renew a Golden Visa?
Your passport, a photo, valid health insurance, the current Golden Visa and Emirates ID, and fresh proof of your route: title deed or valuation, MOHRE contract and salary certificate, licence and MOA, bank deposit letter or a new nomination.
5. Can I renew a property Golden Visa if I sold the property?
Not on the property route. The qualifying property is locked while the visa is valid, so a sale needs a switch to another property of AED 2 million or a cancellation. If you no longer hold AED 2 million in property, renew on another route or move to another visa.
6. What if my property is now worth less than AED 2 million?
The property route needs AED 2 million in the current valuation. Below that, you can combine properties, use another Golden route, or take the 2-year property investor visa, which accepts property of any value.
7. Can a manager renew the Golden Visa after changing jobs?
The renewal is checked against the manager conditions at that time: AED 30,000 basic salary, more than 2 years in the same company, a company with more than 20 employees, a graduate degree and a manager designation. A recent job change can affect this; GDRFA or ICP decide case by case.
8. What happens if my salary dropped below AED 30,000?
You no longer meet the manager route at renewal. Your current visa stays valid until expiry, and you can renew on another route or move to a Green Visa, an employment visa or another residence.
9. Do my family members renew with me?
Yes. Your spouse, children and parents are renewed on your new Golden Visa, each with their own application, fee, Emirates ID and, from age 18, medical test. Renew yours first.
10. Can I renew my children's Golden Visa after age 25?
Yes. On a Golden Visa, sons and daughters can stay on your file regardless of age. Children over 21 sign a declaration that they are not married.
11. Is a medical test required for Golden Visa renewal?
Yes, for the holder and every family member aged 18 and over. Children under 18 do not take the test.
12. Do I get a new Emirates ID with the renewal?
Yes. Biometrics are taken and a new Emirates ID is issued for the new validity. The Emirates ID fee is included in the reference amount.
13. Can I renew my Golden Visa from outside the UAE?
You can start the application online, but the medical test and biometrics are done in the UAE, so plan to be in the country for the renewal. Golden Visa holders do not lose the visa for staying abroad more than six months.
14. What happens if my Golden Visa expires?
Golden Visa holders get a longer grace period than employees, up to 180 days. After the grace period, the overstay fine is AED 50 a day.
15. Is there an Emirates ID fine for late renewal?
Yes. After 30 days the Emirates ID late fine is AED 20 a day, up to a maximum of AED 1,000.
16. How long does Golden Visa renewal take?
Usually a few working days after the medical result once the file is complete. Property files needing a valuation or bank NOC take longer.
17. Can I switch to a different Golden Visa route at renewal?
Yes. If you now qualify on another route, for example property instead of salary, you apply on that route. The documents of the new route apply.
18. Does the fixed deposit need to stay in the bank for renewal?
Yes. The AED 2 million deposit is the condition of that route. If it has been withdrawn, you renew on another route or move to another visa.
19. Do talents need a new nomination to renew?
Usually yes. Doctors, teachers, nurses, artists and other talents show a current nomination or approval from the competent authority.
20. Do I need health insurance to renew?
Yes. Valid health insurance is needed for you and for each family member you renew.
21. Can I renew at an Amer centre?
Yes. An Amer centre in Dubai or an ICP typing centre can submit the renewal; the government fee is the same and the centre adds its typing charge. You can also apply online with UAE Pass or through FamilyVisa.ae.
