Ejari for Family Visa in Dubai 2026: Is a Tenancy Contract Required for Wife, Children and Parents — and in Abu Dhabi or Sharjah?
Do you need Ejari for family visa applications in Dubai? Not for a wife, husband or children: a Dubai family visa for a spouse or children no longer needs a tenancy contract. You need a registered home in two cases — when you sponsor parents (a two-bedroom home in every emirate) and when your visa is from another emirate, such as Abu Dhabi (Tawtheeq) or Sharjah (attested tenancy). This guide explains the tenancy rules by case, shared and sublet housing, living with relatives, company accommodation and the Ejari fee.

🏠 Do I need Ejari for a family visa in Dubai?
No — not for a wife, husband or children. When your own residence visa was issued in Dubai, GDRFA Dubai issues your family's visas without a tenancy contract. What counts is the salary: AED 4,000 a month, or AED 3,000 plus accommodation written in your MOHRE salary certificate. See the minimum salary guide.
| Who you sponsor | Dubai visa | Visa from another emirate |
|---|---|---|
| Wife or husband | Not required | Registered tenancy or title deed |
| Children | Not required | Registered tenancy or title deed |
| Parents | Two-bedroom Ejari or title deed | Two-bedroom registered tenancy or title deed |
| Siblings, in-laws (special cases) | Decided case by case — expect to show suitable housing | |
Can I apply for a wife visa in Dubai without a tenancy contract?
Yes. You need your passport, Emirates ID and salary certificate, your wife's passport and photo, and the attested marriage certificate. See our spouse visa guide and how to apply for a UAE family visa.
Is Ejari still useful if the visa does not need it?
Yes. In Dubai you need a registered Ejari to connect DEWA electricity and water, to enrol children in many schools, and for most home-related services. It is also the proof of housing if you later sponsor your parents.
👵 What tenancy do I need to sponsor my parents?
Parents have their own rule in every emirate: a two-bedroom (2BHK) home, a salary of AED 10,000 and a refundable deposit of AED 5,000. In Dubai the proof is a registered Ejari or a title deed. The parents' visa is issued for 1 year and renewed yearly — with a valid tenancy each time. See our parents visa guide.
Can I add my parents if my Ejari is for a one-bedroom flat?
No. Move to a two-bedroom home first, or wait until your next lease. GDRFA and ICP check the number of bedrooms in the registered contract.
🏙️ Is a tenancy contract required in Abu Dhabi, Sharjah and the other emirates?
Yes. Outside Dubai, ICP checks a tenancy contract registered in the emirate that issued your visa, in your name — or a title deed if you own the home. Each emirate has its own registration system:

| Emirate | Registration | Who registers |
|---|---|---|
| Dubai | Ejari (Dubai Land Department) | Usually the tenant — not needed for wife and children |
| Abu Dhabi | Tawtheeq (Department of Municipalities and Transport) | Landlord or property manager |
| Sharjah | Tenancy attested by Sharjah Municipality | Tenant or landlord at the municipality |
| Ajman | Tasdeeq (Ajman Municipality) | Landlord |
| Other emirates | Municipality-registered contract | Depends on the emirate |
Can I use my Dubai Ejari for an Abu Dhabi or Sharjah family visa?
No. The housing must be in the emirate that issued your visa. If your visa is from Abu Dhabi, you need Tawtheeq — see our family visa in Abu Dhabi guide. If your visa is from Dubai and you live in Sharjah, the Dubai rule applies: no tenancy for a wife or children.
🛏️ Can I sponsor my family if I live in a shared flat, a sublet or a bed space?
It depends on where the tenancy is checked:
👨👩👧 Can my family live with my relatives on a family visa?
In Dubai, yes for a wife and children — the visa does not need a tenancy contract, so the family can stay with a brother, a cousin or another relative. In the other emirates the authority looks for the sponsor's own registered tenancy; living in a relative's home under their contract is decided case by case and often refused. For parents, a two-bedroom home in the sponsor's name or ownership is needed everywhere.
Can the tenancy be in my wife's name?
In Dubai it does not matter for a wife or children. Where a tenancy is required, it should be in the sponsor's name. A contract in the spouse's name, shown with the attested marriage certificate, may be accepted — the authority decides.
🏢 Does company accommodation count for a family visa?
For the salary rule, yes: a salary of AED 3,000 plus accommodation qualifies when the accommodation is written in the MOHRE salary certificate itself. A letter from the employer is not enough. See our salary certificate guide.
Where a tenancy is checked — parents, or a visa from another emirate — the home itself must be suitable for a family. A family flat leased by the company in your name or for you usually works; shared staff accommodation does not.
🔑 I own my home. Do I need Ejari for a family visa?
No. An owner gives the title deed instead of a tenancy contract. In Dubai, owning property of any value also qualifies you for a 2-year property investor visa, under which you can sponsor your family — see the 2-year property investor visa guide. For parents, the owned home must have two bedrooms.
🧾 How do I register Ejari and how much does it cost?

Who registers the Ejari — tenant or landlord?
Usually the tenant, with the landlord's details. Many landlords and agents register it as part of the lease. Check that the certificate shows your name and the right number of bedrooms.
🕰️ Old tenancy rules vs 2026: what changed?
Many websites — and AI answers — still say Ejari is mandatory for every family visa. That was the old rule:
| Rule | Before | Now (October 2026) |
|---|---|---|
| Dubai — wife and children | Tenancy contract in the sponsor's or company's name required | Not required |
| Contract from another emirate | Accepted from any emirate | Other emirates check a contract registered in the visa's emirate |
| Parents | About AED 20,000 salary + suitable housing | AED 10,000 + AED 5,000 deposit + two-bedroom home |
| Owners | Property visa from AED 750,000 | Title deed accepted; any value → 2-year property investor visa |

❓ Frequently asked questions
1. Do I need Ejari for a family visa in Dubai?
Not for a wife, husband or children. A Dubai family visa for a spouse or children does not need a tenancy contract. Ejari or a title deed is needed when you sponsor parents, who need a two-bedroom home.
2. Can I get a family visa without Ejari?
Yes in Dubai, for a wife, husband and children. In Abu Dhabi, Sharjah and the other emirates a registered tenancy contract or a title deed is needed.
3. Is a tenancy contract required for a family visa in Abu Dhabi?
Yes. The tenancy contract must be registered in Tawtheeq, Abu Dhabi's lease registration system. A Dubai Ejari is not accepted for an Abu Dhabi application.
4. Is a tenancy contract required for a family visa in Sharjah?
Yes. Sharjah asks for a tenancy contract attested by Sharjah Municipality, in the sponsor's name.
5. What tenancy is needed to sponsor parents?
A two-bedroom (2BHK) flat or villa, in every emirate, plus a salary of AED 10,000 and a refundable deposit of AED 5,000. In Dubai the proof is a registered Ejari or a title deed.
6. How much does Ejari registration cost?
About AED 178 online in the Dubai REST app and about AED 220 at a real estate trustee centre, including the registration, knowledge and innovation fees and VAT on the service fee.
7. How do I register Ejari?
Sign in to the Dubai REST app or the Dubai Land Department website with UAE Pass, upload the signed unified tenancy contract, pay the fee and download the Ejari certificate. A trustee centre can do it for you.
8. Who registers the Ejari, the tenant or the landlord?
Usually the tenant registers it, with the landlord's details and the signed tenancy contract. Some landlords and property managers register it for the tenant.
9. Can I use a shared flat for a family visa?
In Dubai a wife or children do not need a tenancy contract, so a shared flat does not stop the visa. Where tenancy is checked, in other emirates and for parents, a bed space or shared room is not accepted.
10. Can I use a sublet or a partition for a family visa?
Not where a tenancy contract is required. The contract must be registered and in the sponsor's name; a sublet or partition cannot be registered, and illegal partitions are not accepted.
11. Can my family live with my relatives?
In Dubai, yes for a wife and children, because no tenancy contract is needed. In the other emirates the authority checks the sponsor's own tenancy; living in a relative's home is decided case by case.
12. Does company accommodation count for a family visa?
For the salary rule, yes: AED 3,000 plus accommodation is accepted when the accommodation is written in the MOHRE salary certificate. Where a tenancy contract is needed, the home must be suitable for a family.
13. I own my flat. Do I need Ejari?
No. A property owner gives the title deed instead of a tenancy contract. In Dubai any property value also qualifies the owner for a 2-year property investor visa.
14. Can the tenancy contract be in my wife's name?
In Dubai it does not matter for a wife or children. Where a tenancy is required, it should be in the sponsor's name; a contract in the spouse's name with the attested marriage certificate may be accepted, but the authority decides.
15. Can I use a Dubai Ejari if my visa is from Sharjah or Abu Dhabi?
No. Each emirate checks its own registered tenancy, so a Sharjah or Abu Dhabi visa needs a contract registered in that emirate.
16. Do I need Ejari to renew my family visa?
Not in Dubai for a wife and children. For parents, and in the other emirates, the tenancy must be valid and registered at renewal. Renewal needs the same documents as the first visa.
17. What if my Ejari expires during the family visa?
The visa stays valid. Renew the tenancy and the Ejari before you renew a parents visa, and keep it current for DEWA, schools and other services.
18. Does a husband visa need a tenancy contract?
In Dubai, no. In the other emirates a registered tenancy is needed. When a woman sponsors her husband, the authority may ask for more documents.
19. Did Dubai always need Ejari for a family visa?
No. Older rules asked every sponsor in the UAE for a tenancy contract in their own or their company's name. In 2026 Dubai no longer asks for one for a wife or children.
20. Why do some websites still say Ejari is mandatory?
They repeat older rules, or they mean parents and the other emirates, where a registered tenancy is still needed. Ejari is also needed for DEWA connections and many other Dubai services.
21. Is a one-bedroom flat enough for a family visa?
For a wife and children it can be, where a tenancy is checked, as long as the home is not overcrowded. For parents a two-bedroom home is needed.
22. Can FamilyVisa.ae check my tenancy before I apply?
Yes. Send us your salary certificate, your visa and your tenancy contract or title deed on WhatsApp and we tell you whether it works for your family visa.
